Fees are calculated as a proportion of your property's rental amount and can be negotiated depending on the number of properties we manage for you.

New leases

Tenant screening is critical to minimising issues with rent arrears and property damage. We conduct thorough background checks, including affordability, rental history, and references, to ensure we select reliable and responsible tenants for your property.

Yes, we involve landlords in the tenant selection process.
We'll summarise applications received, make suggestions and provide guidance based on our professional experience - then it's over to you to make the final decision.
Ongoing management

We manage the entire lease renewal process, including negotiating terms with tenants and preparing the necessary documentation.
Our goal is to secure long-term, stable tenancies for your property, while keeping in mind when you may need the property back.

We conduct regular rent reviews to ensure your property’s rent is aligned with current market conditions. This helps maximise your rental income while remaining competitive in the market.

We conduct regular inspections, twice yearly at a minimum, to ensure your property is maintained in excellent condition.
For new tenancies, we book the first inspection within the first 3 months to help identify and address any potential issues early.
As the law allows up to 4 inspections per year, our approach is to reserve 2 for follow-ups as needed. -
Handling maintenance efficiently is crucial for maintaining property value and tenant satisfaction. We coordinate with licensed tradespeople to address maintenance issues promptly and efficiently.
We don't require owners to pre-approve a maintenance budget, ensuring that you always have the opportunity to consider each request.
For after-hours repairs, we take time to educate tenants on what constitutes an 'urgent repair', to minimise the risk of unapproved costs.
Arrears and disputes

We have a proactive approach to managing rent arrears. We initiate rent arrears follow-up immediately upon a tenant falling 24 hours behind on rent. If necessary, we take appropriate legal action to protect your interests.

Having said that, we have a strong track record in representing landlords in tribunal cases. Our experienced property managers are well-versed in tenancy laws and strive to resolve disputes effectively to protect your interests.
